What is Home Staging?
Home
staging is the act of preparing a private residence for sale in the real
estate marketplace.
When your home is presented to buyers as a place they foresee themselves
living in it will sell faster and for more money. The goal of staging is
to sell a home quickly, and for the most money possible by attracting the
highest amount of potential buyers. Staging focuses on improving a property
to make it appeal to the largest number of buyers by transforming it into
a welcoming, appealing, and attractive product for sale.
Staging raises the value of a property by way of reducing the home's flaws,
depersonalizing, decluttering, cleaning, improving condition items, and landscaping.
For vacant homes, rental furniture is used to create a living space the buyer
could "see" themselves in. Properly executed staging leads the
eye to attractive features while minimizing flaws. When your home is presented
to buyers as a place they foresee themselves living in it will sell faster
and for more money. U.S. research (based on surveys of real-estate agents)
states that home staging can fetch as much as 10-15% more than an empty home
or a home not properly staged. And sell in half the time!
Today’s real estate market is competitive. Staging your home will give
it the advantage it needs to stand out from the rest since most buyers have
an opinion of the home within 30 seconds of walking in the door.

Home Staging Pricing:
Consultation: $200 - $500 (depending
on sq. feet of staging needed)
Are you a “do-it-yourself” kind of person? If so this is
perfect for you.
Includes:
- 1 - 1.5 hour meeting in your home for us to take measurements, pictures and see what you have
- We will provide you a comprehensive report that includes suggestions to maximize the best features, optimize the space and eliminate clutter in each room. This will include pictures with items circled and crossed out to guide you.
- List furniture placement along with floor plan maps to guide you
- List of update recommendations and accessory additions (ex: paint colors, pillows, lamps, plants)
Basic Staging: Prices will be determined
on site.
We use our creativity to create a warm and inviting house that will appeal
to the largest number of buyers.
Includes:
- Staging of rooms inside of home that need staging
- We will declutter and depersonalize the home
- Religious objects, personal photos, awards & cultural accessories are often removed to down play presence of current homeowner. Homeowner to store these items off premises.
- Using homeowners existing furnishings we will stage the home to it’s best showing possibility
- Remove as much as we can inside closets to give the illusion of additional storage space
- If rental furniture or
items from our inventory are needed these will be charged at reasonable
rental rates.
Vacant Home Staging: TBD
If the home is vacant we will use items from our inventory to make it look
great! We will use a few pieces of furniture, rugs, lamps, artwork and
plants to give the space a warm feel and invite buyers to imagine themselves
living there. Prices are determined by the amount of furnishings needed.
“Houselift”: $3,000 – $5,000
A facelift for the home! Does the house need more than just staging? This
option includes our basic staging package and we change some of the permanent
features of the home such as:
- Light Fixtures
- Painting
- Door/Cabinet Hardware
- Flooring
- Plumbing Fixtures
- Outlet/Switch Covers
The Process:
1. Our designer will meet with the seller and tour the home to see where
staging is needed.
2. Take photos, measurements and notes
3. Prepare a report of the changes we’re going to make and deliver
it with the contract
4. A date for staging is scheduled. Staging will be done while client is
away. This usually takes about 6-8 hours.
5. The client returns home and we give
them a tour of the work done.
6. Payment is due before we leave.
